Developers seek more time for other local subdivisionsPVT
The construction equipment is quiet these days, but consultants for major developers occasionally appear before county officials about projects planned in the heady days of 2006, usually now for an extension of time. Concordia Homes was granted an extension June 10 on a tentative subdivision map to divide 77 acres into 291 residential lots and 18 common lots for its Pleasant Valley subdivision on Homestead Road and Thousandaire Boulevard. Robyn Hogan, with Concordia Homes land acquisition and development, in a letter to Pahrump Regional Planning Commissioners, wrote the company filed a final map of the first phase of the project, but due to the economic and real estate downturn, was unable to file a final map for the second phase within county time frames and the tentative map expired. Hogan told the RPC only 45 homes were constructed out of the subdivision that was to include 833 residential lots. "Until the market recovers and construction resumes, I don't have any time frames," Hogan said. Last January Concordia Homes was denied a refund of $70,053 in building permit fees, school tax fees and impact fees paid for 15 houses. The county commission heard a planning department report that the building permits expired after six months, the company would have had to file for the refund May 6, 2008 but waited until Nov. 17, 2008. Also last January Beazer Homes Holdings Corp. won approval of a final subdivison map for Tesora at Burson Ranch, Phase 2, consisting of 274 residential lots and eight common lots south of Manse Road off of Malibou Avenue. |
