AVCO nibbles at recession

SPECIAL TO THE PVT Ron Vacker, owner of AVCO Construction Co., decided not to let the current recession (even though politicians are afraid to say the word), get the better of his company. He knew that if he didn't do something, it was possible his company would suffer the same as others. So, Vacker, in discussion with employees and family members, developed the idea of a Silver Series of homes in Pahrump. While the secondary market of existing homes has resulted in a buyer's market, it seems that the purchase of new homes is still desirable. Vacker said, "Things are slow but the new Silver Series has stimulated interest. I currently have two sales pending since mid-March." The series began in October 2007. Vacker also said "builders from day one have tried to build a better mousetrap or get a better price. Through collective bargaining and a profit margin very small [$5,000 per home], we manage to keep our employees and subcontractors busy, which avoids the need to look for new ones when the market gets busy again. "The series has the same structuring process but with a little bit lower cost products used, for example, the tile roof is replaced with a composition roof, formica countertops instead of granite or tile, as well as other substitutions." Prices start at $107,900 with the Silver Heritage that has 1,575 square feet of living space and a two-car garage. Other models include the Silver Sandpiper at 1,631 square feet, the Silver Cheyenne with 1,653 square feet, and the Silver Carmel with 1,732 square feet. This series is to attract first-time buyers as well as those semi-retired or retired who usually have better finances; however, other buyers are certainly encouraged to buy. Sean Wilson, sales coordinator and more, advised that "AVCO handles all the paperwork once the buyer obtains their financing. It takes about 30 days to get started, depending on the model purchased. From obtaining permits to turnover to the buyer is three to six months." He also said that "each home is completed to exact standards of the home. The order is tracked through all departments of the company. Quality control is ensured by the field supervisor by making sure the plans are on site during construction." The current 'recession' economy doesn't seem to affect those with money. To start construction, $3,400 is needed. Some buyers may qualify for zero down. Wilson informs potential buyers that "AVCO does not provide financing service. Buyers should get pre-qualified before starting the purchase process. Price changes do occur based on market demands." The south end of the valley seems to be the most requested construction area, but buyers do pick the location. Wilson said, "We keep up to date on all styles of amenities such as appliances, countertops, flooring and more. Many products have improved greatly over time."
