Development and horses to coexist

Horse owners and other Pahrump residents often complain about pending developments interfering with their rural lifestyle.

A development agreement for the Pechstein Ranch, however, was described as combining the best of both worlds. The agreement for Pechstein Ranch was approved by Nye County commissioners last week, thus allowing for a novel gated equestrian community with bridal trails.

The Pechstein Ranch will encompass 445 acres extending a few blocks north from Irene Street between Lola Lane and David Street. At full build-out there would be 305 homes, but unlike more intensive developments proposed recently, these homes would be built on 1.29 acre lots.

"It will have three phases of construction developed, about 100 lots per phase," said attorney Greg Walch, representing the property owner, Devland Inc. "We expect that development will occur over a several year period."

The amenities will include bridal paths around the project and an indoor riding arena. A 25 acre, commercial strip will be located fronting on the entrance on Irene Street and Linda Street. Developers hope to have Utilities Inc. of Central Nevada supplying water and sewer services to the project.

"It's going to combine the best of both worlds," said Lennard Grodzinsky, principal in RGR Group LLC, a Las Vegas development firm.

It will be attractive to people who want a rural lifestyle but want some controls over their development, like codes, covenants and restrictions, he said.

Grodzinsky said it would be similar to developments in the far northwest end of Las Vegas like around Ann Road and Jones Road, where homes sell for $900,000 to $2 million, he said.

Homes at Pechstein Ranch are projected to cost over $500,000; lots alone are expected to sell for over $150,000. The development will be maintained by a homeowners association.

The Nye County School District board of trustees will consider the development agreement Friday. Developers will still have to submit final maps and other documents before construction can begin.
