School board turns down plan for Pechstein RanchPVT
Nye County school board trustees Friday rejected a development agreement for the Pechstein Ranch, a proposed private, equestrian, gated community. The project would include up to 305 single-family custom homes on 445 acres at Irene Street and Lola Lane, the site of the Pahrump Dairy. Lots would be approximately one and a quarter acres. Phase I is scheduled to begin at the start of 2007, which would include 100 lots and an indoor, riding arena. The second and third phases would begin as sales warranted; at this stage, developers estimate it will be a year to a year and a half between phases. About 4.25 miles of bridal paths would be constructed around the project. Nye County School Superintendent Rob Roberts said the school district would receive $1,600 per rooftop in impact fees from the developer, DevLand Inc. and $50,000 to use however it chooses. Trustee Dennis Keating made the motion to reject the proposal. It passed without comment. The sale price of the lots are anticipated to be in excess of $150,000. The value of a completed home will be over $500,000. Internal streets and open spaces within the community will be privately owned and maintained by the homeowners association. The Pahrump town board voted to recommend approving the development agreement Oct. 10. |
