Assessor: Don't panic over cards

Nye County Assessor Sandy Musselman on Wednesday had five words to offer property owners facing a June 15 deadline to send in their owner occupancy verification card: "Don't panic but don't procrastinate."

Delays in printing and shipping the cards set the mailings back a week - many residents still haven't received the postcard - so the Wednesday deadline has been extended. Still, time is of the essence and Musselman asks that all residents who have received the card mail it in as soon as possible. Those who have not yet received the card are asked to call the assessor today.

Musselman said the phones have been ringing off the hook so if the line's busy leave a brief message and someone from her office will return the call. In Tonopah the number is 482-8174; in Pahrump call 751-7060. The office is closed from noon to 1 p.m. for lunch.

"People don't need to panic, but they have to let us know," said Musselman. The verification card regards the primary owner-occupied residence and is the result of a three-percent cap on property taxes the Legislature passed this session and Gov. Kenny Guinn signed into law April 6.

Single-family residences, town homes, condominiums and manufactured housing on land are eligible for the cap, but each year the assessor must verify which homes are owner occupied and which are rental properties.

"I want to get as many of these taken care of as I can before the bills go out," Musselman explained. "We need to get the (tax) rolls out to the treasurer."

The three percent cap applies to primary residences only, vacant lots and commercial properties are not eligible. In Nye County the tax on commercial properties is set at 6.9 percent; in Clark County the percentage is eight.

It is also important to understand any new improvements, such as garages, will not be eligible for the cap this year.
