Zoning issues top agenda

PLANNERS CONTINUE LAND USE DEBATES; MASTER PLAN TWEAKING

The Pahrump Regional Planning Commission meets Wednesday at 6 p.m. to take up a number of conforming and non-conforming zone change applications, new and remanded master plan amendments, land use or land division applications and parcel map applications.

Also coming under discussion at the tail end of the meeting will be draft text amendments to the district's zoning ordinance regarding home-based occupations or businesses. Operational regulations are proposed for the protection of neighborhood residential values.

Among other items scheduled are:

• A conditional use permit application on 54 aces permitting an RV park on property master planned as Brothel.

• A master plan amendment to change 4.86 acres from low-density residential to mixed use. The property is located at 5190 S. Rachel Ct., off Manse Road and its intersection with Vicki Ann Road. If approved, it would allow for the development of an array of permissive commercial, office and residential developments, including a proposed mini-storage.

• Waiver from the Nye County Code regarding guesthouses. The code states that such houses not exceed 1,500 square feet and must be detached from the principal house. The property is located at 3201 W. Zephyr Ave. between Indole Street and Justine Court.

• A conditional use permit application to allow expansion of an existing non-conforming commercial mall complex on 2.5 acres at 4760 S. Pahrump Valley Blvd.

• A master plan amendment application to change 27 acres from low-density residential and mixed use to medium-density residential. The property is located at 81 and 111 N. David St. A non-conforming zone change application in conjunction with the above, if approved, would facilitate expansion of the existing mobile home park.

• A master plan amendment application to change approximately 200 acres from the open use to the general commercial district. The property is master planned as general commercial and mixed use. If approved, it would allow for a wide range of large community-scale commercial uses. Jerry Wang is the property owner.
